Tunnel Hill, Georgia

Whitfield County, Georgia · Population 963

Tunnel Hill sits in the far northwest corner of Georgia, tucked into the valley ridges south of Chattanooga, Tennessee. The name comes from a real Civil War–era railroad tunnel bored through Chetoogeta Mountain — one of the earliest railroad tunnels in the American South, and still standing. The Western & Atlantic Railroad ran through here, and the town's position along that corridor shaped everything from its wartime history to its modern identity as a quiet residential community on the edge of the Dalton metro area. With fewer than a thousand residents, Tunnel Hill functions less as an employment center and more as a place people choose to live — affordable, rooted, and close enough to larger cities without being absorbed by them.

People & Demographics

The 2022 ACS counted 1,168 residents in Tunnel Hill. The median age is 44.0, older than most suburban Georgia communities, reflecting a population that has largely settled in rather than one cycling through. The town is predominantly white (1,079 residents), with 66 Hispanic or Latino residents and 19 Black residents. There are 406 occupied households averaging 2.87 people — slightly above typical for small Georgia towns. Children under 18 number 271, accounting for roughly a quarter of the population. Whitfield County as a whole holds 102,864 people, meaning Tunnel Hill represents just under 1% of the county's total population.

Economy & Employment

The labor force stands at 475 workers, with 18 unemployed — an unemployment rate of roughly 3.8%. Median household income is $57,188, which sits below the Georgia statewide median but reflects a community where housing costs are low enough that the gap is less painful than the number suggests in isolation. Per capita income is $31,036. Eighty-eight residents fall below the federal poverty line, about 7.5% of the total population — a relatively modest poverty rate by rural Georgia standards.

Dalton, roughly 10 miles south, drives much of the regional economy and is the floor-covering manufacturing capital of the world. Many Tunnel Hill residents commute there for manufacturing, logistics, and service-sector work. The broader Chattanooga metro to the north pulls additional workers across the state line.

Housing

With 423 total housing units, 406 occupied, and only 17 vacant, Tunnel Hill has an exceptionally tight vacancy rate of just 4%. Owner-occupied units make up 315 of those households — about 77.6% — a homeownership rate notably higher than Georgia's statewide average. Renters occupy the remaining 91 units. The median home value is $161,400, and median rent is $944 per month. These figures make Tunnel Hill one of the more affordable places to own in the Atlanta-to-Chattanooga corridor, which draws buyers priced out of suburban Dalton and Ringgold.

Natural Hazards

Whitfield County has accumulated a long FEMA declaration history, reflecting the range of hazards that reach northwest Georgia:

Severe weather and winter storms account for the most frequent events — declarations in 1993, 2014 (twice), and 2026 for winter storms, plus tornado and flooding events in 1974, 1990, and 1994. The ridge-and-valley topography around Tunnel Hill can channel wind and ice storms unpredictably.

Tropical systems have reached this far inland with consequences: Hurricane Opal in 1995, Hurricane Irma in 2017 (two declarations), and Hurricane Helene in 2024 all triggered county-level emergency or disaster declarations. Helene's remnants caused significant flooding across north Georgia in September 2024.

Pandemic response produced back-to-back declarations in March 2020. The county also served as an evacuation support area during Hurricane Katrina in 2005.
