Nicholls, Georgia

Coffee County, Georgia · Population 3,147

Nicholls sits in the pine flatwoods of southeastern Georgia, about 15 miles east of Douglas, the Coffee County seat. It is a small, tight-knit community surrounded by farmland and timber country — the kind of place where nearly everyone knows their neighbors and the elementary school is a fixture of daily life. With just over 3,100 residents, Nicholls is one of the smaller incorporated cities in Coffee County, which itself counts roughly 43,000 people. The nearest significant metro is Valdosta, about 75 miles to the southwest. Nicholls is not a bedroom suburb or a growth story — it is a working-class community with deep roots, low costs, and real economic challenges.

People & Demographics

The 2022 ACS puts Nicholls's population at 3,062, with a median age of 36.2. The city is majority Black at 1,958 residents, with 1,003 white residents and 96 Hispanic or Latino residents. Asian population recorded is zero.

The 464 households average 2.73 people, and 249 of those are family households. There are 414 children under 18 in town — a meaningful share of the population that makes the elementary school one of the most important institutions here.

Economy & Employment

The economic picture in Nicholls is stark. Median household income sits at $24,500 — roughly half the Georgia state median, which hovers near $61,000. Per capita income is $10,095. Of the 3,062 residents counted, 548 fall below the poverty line.

The labor force numbers 423 people, with 37 unemployed. The dominant industries in Coffee County broadly are agriculture, timber, poultry processing, and retail — Nicholls reflects that rural pattern. Douglas, 15 miles west on US-221, is the commercial and employment hub for the county.

Housing

Housing in Nicholls is among the most affordable anywhere in Georgia, though that affordability comes paired with limited stock and significant economic constraint. The median home value is $32,800. Median rent runs $579 per month.

Of 547 total housing units, 464 are occupied and 83 sit vacant — a vacancy rate of about 15%. Owner-occupied units number 275; renters occupy 189 units. The split skews toward ownership, which is notable given the income levels, and likely reflects long-term residents with paid-off or inherited properties rather than active purchasing activity.

Schools

Nicholls Elementary School serves pre-K through 5th grade with 329 students. It is the only NCES-listed school within the city. Students in higher grades attend Coffee County schools in Douglas, where Coffee County Middle School and Coffee County High School are located.

Getting Around

Nicholls is car-dependent with no public transit. Of 380 workers, 294 drive alone to work and 22 carpool. Seven people walk. Zero use public transit and zero work from home. The aggregate commute time across all workers is 11,530 minutes, putting the average one-way trip at roughly 30 minutes — consistent with driving to Douglas or other nearby employment centers.

US-221 connects Nicholls to Douglas to the west and Waycross to the northeast. There are no commercial airports nearby; the closest general aviation field is Alma Bacon County Airport, about 7.8 miles away.

Healthcare

No hospital operates within Nicholls. The primary acute care facility serving the area is Coffee Regional Medical Center in Douglas, roughly 15 miles west. For a full list of licensed healthcare providers registered with NPI numbers in Nicholls, the CMS NPI Registry provides a current lookup.

Library

The Nicholls Public Library serves the community and can be reached at (912) 345-2534. Public libraries in towns this size often function as essential access points for internet, job applications, and government services — roles that carry extra weight in a community where home broadband penetration can be limited.

Natural Hazards

Coffee County has an extensive FEMA disaster declaration history, and Nicholls residents have lived through most of it. The county received federal disaster declarations for Hurricane Irma (2017), Hurricane Michael (2018), Hurricane Dorian, and then a concentrated run of storms in 2023–2024: Hurricane Idalia (September 2023), Hurricane Debby (August 2024), and Hurricane Helene (September 2024), which generated both an emergency declaration and a major disaster declaration within days of each other in late September 2024.

Before the recent storm cycle, the county was declared for severe storms, flooding, tornadoes, and straight-line winds in 2009, a wildfire (the Mosley Road Fire) in 2011, and served as a Hurricane Katrina evacuation destination in 2005. Flooding, wind, and tropical systems are recurring threats — not outlier events — for this part of Georgia.

Government & Municipal Code

Nicholls operates under a city government with its municipal code published by Municode. The full code is available at library.municode.com/ga/nicholls-city-georgia. The city does not have a locally adopted building code on file with Municode.

Weather

The National Weather Service forecast for the Nicholls area is available at forecast.weather.gov. Current alerts for the area can be monitored at alerts.weather.gov. The nearest official weather observation station is Alma Bacon County Airport, approximately 7.8 miles away.

Southeastern Georgia's climate brings hot, humid summers, mild winters, and a persistent vulnerability to tropical weather systems from June through November. The FEMA record above is the clearest evidence of what that exposure actually looks like over time.
