Buckhead, Georgia

Bryan County, Georgia · Population 4,441

Buckhead is a census-designated place tucked inside Bryan County, roughly halfway between Savannah and Hinesville along the Georgia coast. It sits in one of the fastest-growing counties in the state — Bryan County's population of 44,738 has been pulled steadily upward by spillover from the Savannah metro. Buckhead itself is predominantly residential, a place where newer subdivisions sit alongside Georgia's characteristic mix of longleaf pine and low-country landscape. The town's economic profile is sharply distinct from most of rural Georgia: high incomes, high homeownership, and a household structure built around families with children. If Buckhead has a defining character, it's this — a well-compensated, family-forward community that commutes out and comes home.

People & Demographics

The ACS 2022 figures put Buckhead's population at 4,815. The median age is 35.9, which skews younger than Georgia's statewide median and reflects the preponderance of young families. Of 1,297 total households, 1,195 are family households — a ratio that stands out. The average household size of 3.71 is significantly above the U.S. average, and 1,246 residents are children under 18, meaning roughly one in four people here is a minor.

The racial composition breaks down to approximately 3,264 white residents, 413 Black residents, and 213 Asian residents. 446 residents identify as Hispanic or Latino. The community is majority white but more diverse than many rural Georgia CDPs, a pattern consistent with coastal Georgia's military and professional in-migration.

Economy & Employment

The median household income in Buckhead is $134,464 — more than double Georgia's statewide median household income and well above Bryan County's own figures. Per capita income sits at $44,358. Of the 2,769 residents in the labor force, 212 are unemployed, an unemployment rate of roughly 7.7% — worth watching, though CDPs can have more volatile small-sample estimates. Only 122 residents fall below the federal poverty line, a poverty rate of approximately 2.5%, which is exceptionally low by any measure.

The presence of Fort Stewart in neighboring Liberty County and the Port of Savannah's logistics ecosystem are significant employment anchors for Bryan County broadly. Many Buckhead households likely draw income from military, defense contracting, logistics, and professional services in the Savannah corridor.

Housing

Buckhead's housing market reflects the income level. The median home value is $405,200 — elevated relative to Georgia's statewide median and consistent with the premium that Savannah-area suburban growth commands. Of 1,341 total housing units, 1,297 are occupied, leaving just 44 vacant — a 3.3% vacancy rate that signals tight supply.

Ownership dominates overwhelmingly: 1,191 units are owner-occupied against only 106 renter-occupied. That 91.8% homeownership rate is one of the defining features of this community. Median rent of $2,310 is high, consistent with the scarcity of rental inventory and the general cost pressure in the Savannah growth corridor.

Schools

Buckhead students are served by Bryan County Schools. The district runs a full ladder of public schools across the county:

Richmond Hill High School, with 2,454 students, is the dominant secondary institution in the county and serves the bulk of this end of Bryan County.

Education Attainment

Among Buckhead residents 25 and older (2,899 people), educational attainment is high. 818 hold a bachelor's degree and 546 hold a master's degree. An additional 35 residents hold doctorates. Only 434 report a high school diploma as their highest credential. The share of residents with a bachelor's degree or higher is well above Georgia and national averages — another marker of a professional-class suburban community.

Getting Around

Buckhead is car-dependent without exception. Of 2,557 total workers, 2,268 drove alone, and 104 carpooled. Zero workers reported using public transit. Zero walked to work. Only 141 worked from home. With an aggregate commute time of 80,575 minutes across all workers, the average one-way commute works out to roughly 31.5 minutes — consistent with commuting to Savannah, Pooler, or military installations in neighboring counties. Anyone moving here without a vehicle will find daily life essentially unworkable.

Natural Hazards

Bryan County's FEMA disaster declaration history is among the most active in Georgia's coastal tier. The county has been touched by named storms and emergencies across multiple seasons:

This is a county that has been on the receiving end of Atlantic hurricane threats in virtually every decade since 1999. The 2024 season — two separate federally declared storms — underscores that coastal Bryan County residents need a serious, practiced evacuation and storm preparedness plan. Flood insurance, storm shutters, and a clear knowledge of evacuation routes are not optional considerations here.

Government & Municipal Code

Buckhead's municipal code is published through Municode and available at library.municode.com/ga/buckhead-cdp-georgia. The code does not include a local building code. Building and construction standards default to county and state-level requirements.
